How Much is a Facebook Application Worth?

I was poking around on the sitepoint marketplace and found a couple of Facebook applications for sale/sold.

This one with 70k users looks like it sold for about $15,000. This one with 24k users is currently is auction with the bid price now at $3,550

So the question is, are these Facebook apps under-priced, over-priced, or priced just right? How do you value a Facebook app? Could some people get rich off investing early in the right applications…? (comments??)
